Hi, I’m Colin.
I’ve spent a lot of time around real estate, enough to know what buying a house actually does to people. The excitement, and then the part where someone hands you a stack of paperwork about the biggest purchase of your life on a deadline, and you’re not totally sure what any of it means.
I know how the transaction works. I know what a contingency period feels like when the clock’s running, and I know that an inspection report showing up late or written in a language nobody speaks makes an already stressful week worse.
I wanted to build something of my own, work I could be proud of, on a schedule that lets me actually be around for my family. Home inspections turned out to be the right fit. It’s careful, detailed work, and it genuinely matters to the person on the other end of it.

That's the whole goal. I want you relaxed enough to ask me anything during the inspection, and clear enough afterward that you know exactly what you're getting into. Not scared. Not falsely reassured either. Just informed.
A house is a set of systems, most of which are fine, some of which need attention, and a few of which might change your mind. My job is to sort them into those piles and explain which is which.

Here's something that bothers me about how this industry sometimes works: inspectors who hand you the pre-inspection agreement on the hood of the truck, after they've already walked the house.
That's backwards. You should have time to read what you're agreeing to, on your own schedule, before anyone starts anything.
So when you book with me, the agreement comes with the booking. Read it, sign it, pay when you're ready: all before I pull up. No paperwork ambush, no surprises, nothing to sort out while you're trying to pay attention to the inspection.
Four things you can count on.

I’d rather run long than move past something. If a house needs four hours instead of two, it gets four hours. You’re not paying me to be quick, you’re paying me to be right.

The inspection is a few hours. The report is what you keep. Mine are organized by priority with photos, so it still makes sense weeks later during negotiations.

At the end I’ll walk you through what I found, in the house, pointing at the actual thing. Questions are encouraged. There’s no such thing as one that’s too basic.

Every inspection comes with a 90 day warranty, and for those 90 days I’m the person you call when something about the house stops making sense. Not a call center. Me.
When I’m not inspecting houses, I’m usually spending time with my family and enjoying life here in the Northwest. I’m a dad first, and probably the kind of guy who notices something crooked at a friend’s house and has to resist the urge to investigate it.
